Yes! If you are an eligible Veteran or active duty service member, the VA Loan offers 0% down payment. Additionally, certain rural areas in Hawaiʻi may qualify for USDA loans which are also 0% down. For other buyers, we have programs starting as low as 3% or 3.5% down.

It doesn't have to be! While big banks often struggle with self-employed tax returns, we have access to 'Bank Statement Loans' where we qualify you based on your business deposits rather than your tax returns. This is perfect for business owners with complex write-offs.

A Pre-Qualification is a rough estimate based on what you tell us. A Pre-Approval is verified. We review your documents (income, assets, credit) and issue a letter that tells sellers you are a serious buyer who can actually close. In this market, you need a Pre-Approval.

The national average is around 30-45 days, but the ʻOhana Mortgage Team moves faster. With our efficient process and in-house processing, we often clear loans to close in 21 days or less, provided documents are submitted promptly.
